How Our L2 Management Program is Revolutionizing Service for Lower Unit Count Associations

by Michael Valente, CMCA, AMS, Sr. VP of Condominiums at Brigs, LLC

In today’s rapidly evolving condominium management landscape, we recognize that lower unit count associations often face unique challenges. Traditional management models don’t always fit their needs, and many associations are left with fewer service options. That’s why we developed the L2 Management Program—a solution designed specifically for smaller communities that need high-quality service at a reasonable cost.

What makes this program so exciting? We’ve redefined how we approach management by focusing on operational excellence and streamlining responsibilities. The goal is to deliver exceptional value while keeping management fees affordable, something that’s been a game changer for the 32 associations we’ve already onboarded.

Here’s what sets the L2 Management Program apart:

  • Dedicated Remote Managers: Each association is assigned a dedicated remote manager who focuses strictly on operational aspects and communications. This allows for uninterrupted attention to detail. Quarterly virtual meetings ensure the association’s board stays informed, while monthly written updates keep the community in the loop.
  • Streamlined Maintenance Operations: Our maintenance team plays an essential role, handling all property inspections and maintenance needs on a monthly basis. They are also available to meet vendors onsite when necessary, minimizing the need for managers to be physically present.
  • Specialized Project Management: For large capital projects, our expert Project Management team works directly with the Board to ensure successful execution, adding more value to the association without stretching the resources of your dedicated manager.

By rethinking the way we assign roles and responsibilities, our program frees up managers to focus on what matters most—improving operations and communication with ownership. This means more efficient service delivery without compromising quality or increasing costs.

One of the unique aspects of our program is the flexibility we offer. While our managers are remote, the department head overseeing the program is available in person for any needs that arise outside the purview of maintenance or project management. So far, these in-person needs have been minimal, as the streamlined system has proven effective in handling day-to-day demands.

The response has been overwhelming, proving that there is a real need for this kind of tailored service in the condominium management space. As we continue to grow, we are excited about the potential to help more associations operate efficiently, stay informed, and save on costs.

If you’re in the industry and have come across associations that could benefit from this program, let’s connect! We’re always open to discussing how we can help your clients or associations streamline their management processes and improve overall service quality.

Join the conversation—together, we can shape the future of condominium management!
